How to compare builder quotes

Big gaps between quotes are normal. They usually mean the builders priced different scopes, used different provisional sums, treated scaffold and skips differently, or sit on different sides of the VAT line. Before you pick a number, put every quote on the same footing.

  1. Turn each quote into the total you will actually pay, including VAT.
  2. List the main parts of the job and mark each one included, excluded, provisional or not mentioned.
  3. Treat “not mentioned” as excluded until the builder confirms it in writing.
  4. Add up provisional and PC sums. A quote that is mostly allowances is not really a fixed price.
  5. Compare adjusted totals, then the deposit (5-10% is normal), stage payments, programme and insurance.

Frequently asked questions

Why do builder quotes vary so much for the same job?

Usually because the builders have not priced exactly the same work. Different inclusions, exclusions, provisional sums, preliminaries and VAT treatment explain most of the gap. Put every quote on the same footing before you compare totals.

How do I compare builder quotes like for like?

Convert each quote to a VAT-inclusive total, mark each part of the job as included, excluded, provisional or not mentioned, price the gaps, then compare the adjusted totals and the payment terms. This tool walks you through that for up to three quotes.

Should I pick the cheapest builder quote?

Not until you know what it covers. A much cheaper quote often leaves work out or uses low allowances. The best value is usually the clearest, most complete quote from a builder you trust.

How much deposit should I pay a builder?

A deposit of 5-10% is normal, or nothing at all. Citizens Advice treats around 25% as the upper end often cited. Anything higher before materials arrive on site is a warning sign.
