“Like dealing with a trusted family member who is an expert in the building trade…”
“I am so grateful to Ben for peace of mind and clarity I have after using his amazing service ! I was baffled by my level 3 survey, buying a house on my own and money is tight. I honestly thought what he was offering was too good to be true! But I was proven wrong and he delivered. He is a pleasure to speak to and is friendly and professional it was like dealing with a trusted family member who is an expert in the building trade, priceless to feel reassured and confident . I have clarity on my survey and he went above and beyond. All of this happened within less than 24 hours of my enquiry and I received a very detailed report with an experienced but realistic perspective. I honestly can’t believe such a great service exists , a top guy and I highly recommend.”

Your surveyor found it. We tell you what it means.
A RICS survey is written to be cautious, and it rarely puts a number on anything. We turn each finding into a priority, a likely cost range and a sensible next step — so you can go back to the seller, your surveyor or a specialist with real numbers.
Survey notes slipped and delaminating slates across the lower courses. Likely strip and re-lay within 2–3 years. Typically £7,500–£9,000 — get a roofer’s quote before you exchange and raise it with the seller.
Surveyor recommends an electrical test (EICR). Plan for the possibility of a rewire. Rewire typically £4,500–£6,000 for a house this size.
Described by the surveyor as old and consistent with settlement. Usually fill and redecorate — ask whether they recommend monitoring.

“Ben was very quick to reply and went above and beyond in his analysis of my survey report. It was so clear that I only had one question left for him! The most useful part was about grouping jobs together by tradesperson. I definitely recommend for nervous buyers, money well-spent.”
“If like me, you are overwhelmed by a 90+ pages survey report and need a professional to help you make sense of it, Ben is your man! Quick, helpful and friendly.”
“Ben was really knowledgeable and a great help with answering our concerns following a RICS survey. This has enabled us to move forward with piece of mind and a fuller understanding of the property we are purchasing.”
“As a first time buyer who doesn’t know anything about building work, I found this service to be an absolute godsend. Ben translated a RICS 3 survey for an ex-buy-to-let into cost estimates and timeframes for the various issues. Once I had that info it was obvious that the house wasn’t for me, and having someone friendly and knowledgeable on my side took so much of the pressure off. Thanks Ben, I’ll be booking another survey review once I’ve found somewhere with (hopefully) fewer pitfalls!”
“We had an incredibly detailed survey report on a property we’re looking to purchase. Ben reviewed it for us and helped us break it down clearly and understand what the most important bits were. Ben’s service was super speedy, helpful, and friendly. I wouldn’t hesitate to recommend Ben!”
“Ben has been absolutely fantastic. As a first time buyer getting a home buyers survey back feels like a bit of a mine field. Ben helps with approximating costs to all the points raised and also explained everything in really easy to understand terms. I feel much more confident about the property and entering negotiations with the seller. 100% worth it.”

What a builder review can and can’t do
We can
- Explain what each finding means in practice
- Sort findings into act-now, get-quoted and can-wait
- Give likely cost ranges from current UK site prices
- Tell you which specialist to call, and what to ask them
We can’t
- Replace your surveyor, a structural engineer or a valuation
- See anything the survey and your photos don’t show
- Give you a fixed quote for the work
- Decide for you whether to buy — that stays your call
Full detail in our terms.
Before you book
Who reads my survey?
Ben Murrell, a builder for nearly 30 years. The person who reads it is the person who calls you.
Do you visit?
No. We work from the survey plus any photos or listing you send, which is why it’s fast. It also means we can only comment on what those show — where something needs a look in person, we say so and tell you who to ask.
Is this a survey, a valuation or a quote?
No. It sits alongside your surveyor’s report: we turn their findings into priorities, likely cost ranges and next steps. The decision on the house stays yours.
Is it independent?
Yes. We never quote for the work we review and we don’t take referral fees.
Can you review a Level 2 (HomeBuyer) or Level 3 (Building Survey)?
Yes — that’s the main job. A Level 1 condition report works too, though it has less detail to work from.
Do you cover my area?
Yes, anywhere in the UK: England, Wales, Scotland and Northern Ireland. Everything is done from your survey and photos, so it makes no difference where the property is. In Scotland, send the Home Report; the Single Survey inside it is what we review.
Do I upload the survey before I pay?
Yes, if you can — upload the PDF (or photos of the pages) in the booking form, add your name, email and phone, then pay. If your surveyor sent it through a portal, or it’s over 25 MB, paste the link instead. If it’s on a different device, tick the box to send it after paying: the next screen gives you a WhatsApp and an email link with your booking reference already filled in.
What if my report isn’t the right kind, or I’m not happy?
You’re covered by our money-back guarantee. If the review doesn’t give you a clear answer on your survey — including because the report turns out not to be one we can work from — you get every penny back. No forms, no quibble.
