RICS Level 2 vs Level 3 Survey: Which One Do You Need?
Choose Level 2 for a conventional property built in the last 80–100 years. Choose Level 3 for properties over 100 years old, listed buildings, non-standard construction, or anywhere with visible defects.
What Level 2 Covers
A non-intrusive visual inspection rated using a traffic-light system, plus a market valuation and reinstatement cost for buildings insurance.
What Level 3 Adds
Detailed analysis of every accessible element, likely causes of defects, repair options, and maintenance priorities. Reports are 40–80 pages versus 20–35 for a Level 2.
